When the photographer arrives, turn on all the lights to ensure maximum brightness. This will also help “warm up the mood”.
Make sure there are bulbs in every lamp and ceiling light, and that they are plugged in.
If you have pets, place them in a room that has already been photographed to avoid interfering with the photographer’s work and appearing in the photos.
Stand behind the photographer, or avoid passing in front of their lens or appearing in the mirror. Be careful, the lens captures more than you think!
Turn off televisions and/or computer screens during the photo shoot.
Plan your home staging the day before or BEFORE the photographer arrives, not during the photo shoot.
Clear the front of the house. Give the photographer easy access to your backyard. Avoid clutter and unnecessary items. Clear counters, floors and surfaces of everyday objects and appliances.
Refresh paint (prioritize light tones).
Replace burnt-out light bulbs and repair small defects in your home (e.g. faulty handles).
Once your real estate broker has placed an order for a photo shoot, a member of our service department will set up an appointment with you.
An appointment will be assigned to you on a pre-determined day, and within a time slot of no more than 2-4 hours, depending on your availability and the passage of our photographers in your area.
On arrival, our photographer will introduce himself/herself and briefly explain how the photo shoot will work, and may, if necessary, issue a few instructions and/or recommendations.
The photographer will take photos of each interior room to which you give him/her access; exterior photos will also be taken during his/her visit. The photographer will select and keep the photos that best showcase your home.
Garages, closets, walk-in closets and other storage rooms are usually not photographed (they become great places to store unwanted belongings for the shoot!).
Our photographer will take a proportionate number of photos of your property. It is impossible for our photographer to show you the photos taken during the session.
If you have any special instructions, please let our photographer know at the beginning of the photo session.
Each photo session lasts approximately 30 to 45 minutes.
The photos will be selected and made available as soon as possible after the photo shoot (within 24 hours) if no special situation is encountered.
